South Fulton is Georgia's eighth-largest city, just under 115,000 people across 92 square miles, and one of the largest majority-Black cities in the country. About 70 percent of homes here are owner-occupied. That ownership rate is why deck work locally is renovation work as much as new construction.

The housing runs in two broad waves: pre-incorporation subdivisions from the 1970s through the 1990s, and newer growth around Cliftondale and Sandtown. The older wave is where the ledger and guard problems live. The newer wave mostly needs surface work and railings.
